These Service Delivery Terms explain how TRENDZ CHAMPAR LTD provides and administers its residential property rental services through its website.
Our services may include providing information about available residential properties, handling property enquiries, processing rental applications, arranging tenancy documentation, and facilitating applicable rental payments.
1. Property Information and Enquiries
Available residential properties are displayed on our website where applicable.
Once an enquiry is submitted, we aim to acknowledge or respond to the enquiry within 1–2 business days.
Response times may vary depending on the nature of the enquiry, property availability, weekends, public holidays, or the need to obtain additional information.
Submitting an enquiry does not reserve a property or guarantee that the property will remain available.
2. Rental Application Processing
Prospective tenants may submit a rental application through the available application process.
We aim to review submitted applications and provide an initial response within 2–5 business days after receiving the required information.
If additional information or documentation is required, the processing period may be extended. The application processing period will generally begin once the information reasonably required for the application has been received.
Submitting an application does not guarantee approval or the availability of a particular property.
3. Application Outcome
Following the application review, we may:
- Approve the application;
- Request additional information;
- Request clarification regarding information provided; or
- Decline the application where permitted by applicable law.
Where an application is approved, we will provide information regarding the next steps and any applicable tenancy documentation.
We aim to communicate the application outcome within 2–5 business days after the required application information has been received, although additional checks or circumstances outside our reasonable control may result in a longer processing period.
4. Tenancy Documentation
Where an application is approved, the relevant tenancy documentation will be provided for review and completion.
We aim to provide the applicable tenancy documentation within 1–3 business days following confirmation that the application has been approved and the necessary information has been received.
The tenancy will only commence in accordance with the applicable tenancy agreement and agreed commencement date.
5. Payment Processing
Where online payment facilities are available, approved tenants may make applicable payments through the website or another payment method specified by TRENDZ CHAMPAR LTD.
Online payments are generally processed by the applicable payment service provider.
Payment confirmation is normally available within 1 business day, subject to payment provider processing times, banking procedures, weekends, public holidays, or technical issues.
Website transactions are treated as one-time payments unless a separate tenancy agreement establishes recurring rental obligations. Making a website payment does not automatically create a subscription or automatic renewal arrangement.
6. Rental Commencement
Once the applicable tenancy agreement has been completed and any required pre-tenancy requirements have been satisfied, the tenancy will commence on the agreed commencement date stated in the relevant tenancy documentation.
Where appropriate, information concerning access, keys, move-in arrangements, or other commencement procedures will be provided before the tenancy begins.
Move-in arrangements are generally confirmed 1–3 business days before the agreed commencement date, where reasonably practicable.
7. Property Access and Handover
The timing and method of property handover may vary depending on the property and the applicable tenancy arrangement.
Where a handover or access arrangement is required, TRENDZ CHAMPAR LTD will communicate the relevant instructions to the tenant.
Tenants should ensure that they are available at the agreed time or follow any alternative instructions provided to them.
8. Existing Tenant Services
Existing tenants may contact us regarding tenancy-related matters, rental payments, property enquiries, or other relevant service requests.
We aim to acknowledge general tenant enquiries within 1–2 business days.
For requests that require further investigation, coordination with property service providers, or additional information, resolution may take longer.
Where a specific completion date cannot reasonably be guaranteed, we will provide an estimated timeframe where practicable.
9. Maintenance and Property-Related Requests
Where a tenant reports a property-related issue requiring attention, the request will be reviewed according to its nature and circumstances.
General non-urgent requests are normally acknowledged within 1–2 business days.
The actual completion time may depend on the nature of the issue, contractor availability, access arrangements, parts or materials required, and other circumstances outside our reasonable control.
Urgent or emergency property matters should be reported through the appropriate contact method provided to the tenant.
10. Delays
The timeframes stated in these Service Delivery Terms are target timeframes rather than guaranteed completion dates unless expressly agreed otherwise in writing.
Delays may occur because of:
- High enquiry or application volumes
- Incomplete or inaccurate information
- Additional application checks
- Property availability changes
- Payment processing delays
- Banking or payment provider issues
- Third-party service provider availability
- Maintenance or contractor scheduling
- Weekends and public holidays
- Technical problems
- Circumstances outside our reasonable control
Where a significant delay is known, we will seek to provide an appropriate update.
11. Property Availability
Property availability may change at any time before a tenancy agreement has been formally established.
A property listing, enquiry, or rental application does not itself guarantee that the property will be held for an applicant.
Once the relevant tenancy arrangements have been formally agreed, the rights and obligations of the parties will be governed by the applicable tenancy agreement and relevant UK law.
12. Service Completion
For prospective tenants, the rental service process is generally considered completed when the applicable tenancy arrangement has been established and the agreed commencement or handover process has been completed.
For existing tenants, individual service requests are considered completed when the requested matter has been addressed or appropriate information or instructions have been provided.
The exact service process may vary depending on the property and tenancy arrangement.
